Maine Prairie Business Park, St. Cloud, MN

The Maine Prairie Business Park is a 32,675 square foot mixed use retail and office complex is located at 3601 18th Street South in St. Cloud, MN.  The site is currently zoned C-5 Highway Commercial and is 120,995 square feet.

The foundation consists of reinforced concrete footings to 42” frost depth, the exterior walls of the building are a 6” pre-finished wall panel system. Nova brick and cultured stone on the front of the building, the sidewall height is 12’ and 18’. The end and middle units are designed to allow a second story, interior units are one story. The interior floors are re-enforced 4’ concrete slab on compacted granular fill, the windows are fixed, insulated with an aluminum frame. The roof cover is a pre-engineered roof truss with insulation and a rubber membrane.

The perimeter walls are sheet rocked taped and ready for painting. The Level sub flooring, exposed concrete 4” slab ready for floor finish, heating, ventilating, air conditioning system for a typical retail Tenant, separate electrical system, electrical outlets every 20 feet on furred out exterior walls, acoustical drop in ceiling 2 x 4, lay in florescent lighting, standard restroom if existing, ADA restroom if a new restroom needs to be constructed, and all exterior improvements for the retail center.

Tenant Construction – All interior partitions including changes to the heating, ventilation, air conditioning, electrical systems and plumbing required by said partitions, wall covering, floor covering, painting, installation of equipment and any other improvements and decorating required for Tenant’s use of the Premises.

The improvements are nearly new. The shell and 16,975 of the interior was completed in 2004.  Another 9,283 square feet of the interior was completed in 2005.  Only 6,823 square feet will remain a shell building. Site improvements  includes adequate blacktop drive and parking areas, curbs, sidewalks and landscaped areas, there is parking for at least 76 vehicles.
